Project management requires a programme that describes the sequence in which tasks must be carried out so that the project can be completed on time and on budget. It identifies the critical path of activity against a timeline, and allows our multi-disciplinary team to plan activities, monitor progress and identify where additional resources are required. This closely managed process gives you the reassurance that we will meet the timescales and budgets agreed at the outset.

Every project we work on is guided by our large team of chartered quantity surveyors, estimators and procurement specialists, who work together to manage budgets and deliver best value for every aspect of the project.

Our team looks not just at the cost of delivering a project, but at the total cost of ownership and lifetime value of the scheme, so that the environments we create continue to deliver value over time and are cost-effective to run and maintain. We factor durability, cost of upkeep and multi-functionality into all our designs to ensure they continue to provide best value over the long term.

Procurement.

We leverage our expertise and a broad and deep portfolio of supplier relationships to source the best materials, furniture, fixtures and technology to meet the design specifications at the right intersection of cost and quality. We’re supplier agnostic, which means we’re free to work with the best-in-class providers of workplace furniture, specialist equipment, and workspace technology, without being tied to any single partner. We understand the need to procure for the long term, ensuring our solutions provide value for years to come. We disavow the false economies provided by procuring low-cost, low-quality materials, because we know that the overall cost of upkeep and replacement of faulty items means they end up costing more over the course of your occupation of the space.

Supply chain management.

We manage a complex set of suppliers and providers to deliver each project, with careful planning and a keen eye on the full process. Our project plans are fully mapped out to take account of all key milestones and dependencies, ensuring that we synchronise delivery of all products and materials, while optimising supply chain costs. We’re used to operating within fixed delivery windows which require everything to arrive at the right place, at the right time, and in the right order to ensure the project is a success. We also understand that with office relocations and lease breaks, the project delivery window as a whole is fixed, and that failure to meet the handover deadline can have significant operational and financial repercussions.

Lease finance options.

Lease finance is a viable but often overlooked alternative to paying outright for an office redesign and fit-out. It allows you to benefit from your new environment immediately, while paying for it over a period of years. Lease payments are fully deductible against taxable profits, and enable you to quantify the return on your investment by annualising the cost. In most instances, lease financing sits outside a corporate’s existing funding facilities, as it looks to the asset, the commercial space, to provide the security. It also frees up your capital reserves for other commercial initiatives.

Health and safety.

We understand the huge responsibilities involved in delivering environments that are safe, solid and secure. Health and safety is the very foundation of a business like ours. We have had no reportable incidents in the past 6 years proving that we take our obligations to our clients and employees very seriously.

At every stage of the process, we adhere to the highest standards of quality assurance, health and safety and environment. We address these issues in our design, in our selection of materials, fixtures and furniture, and in our delivery of what is often a highly complex build process. Handover and support.

At Claremont, we take deadlines very seriously. It is imperative that we get your premises up and running on time, so that your organisation faces minimal disruption and can take occupation on the agreed date. When property leases and a move from one building to another are involved, there can be no room for failure in hitting the deadline.

Once handover is completed, our client relations team provide a single point of contact for all final issues. The settling in period provides time for you to identify any further items that need resolving, and we stay with you throughout this phase to ensure that the space is working for you the way you want it to. Your client relationship manager takes responsibility for the project over its lifespan, and is always on hand, whether months or years have passed since occupation.
