At Claremont we’ve worked with a broad range of Housing Providers and understand how the sectors traditional pressures and operating challenges have now been compounded by the Welfare Reform changes, and in particular the roll out of Universal Credit. Throwing in the added complexity of a global pandemic, there has never been a better opportunity to consider the use of office space and the wider property portfolio.
These challenges have contributed to considerable financial pressure and has driven Providers to increase commercial activity alongside fulfilling the traditional and never more crucial social service. Whilst also a growing trend for mergers and acquisitions has highlighted problems around bringing brands and different workforces together, who may be geographically dispersed, through both agile working and different office locations.
Organisations are also changing how they interact with customers, as tenant profiles change and the drive for digital inclusion intensifies. This leads to a more diverse skillset requirement for providers and we’ve witnessed a ‘war for talent’ which historically we’ve seen more acutely within our tech and professional service clients.
We understand that the wellbeing, both physical and mental, of colleagues is of paramount importance. Alongside a significant increase in workforce mobility with a shift from office based, to more flexible and community-based colleagues.

Our dedicated in-house workspace consultancy teams work with Housing Providers from the outset on scoping space options, understanding both colleague & customer requirements and how they need to operate within a workspace. In most instances our consultancy teams, using both qualitative colleague perception & opinion supported by quantifiable data-driven analysis, identify opportunities to reduce office space down and implement agile working – usually leading to cost savings and cost-neutral fit out projects.
