The high specification and speculative fit-out of Liverpool’s Grade II listed India Buildings has given Green Property Ventures’ standout office space in a competitive market.
Green Property Ventures tasked Claremont with delivering a Cat A fit-out within a 14 week programme. Work was focused on the 35,000 sq ft open plan floor plate on the fifth floor and included the refurbishment of the toilets.
In particular the brief was to create a modern workspace environment in keeping with the character of the original Grade II listed, iconic Liverpool building.
Claremont liaised closely with the client’s heritage architects and consultants throughout to ensure all aspects of the Cat A programme were delivered sensitively and in keeping with the surroundings. Work included the installation of raised floors, suspended ceilings and mechanical
and electrical services, repairs to the windows and refurbishment of the toilets.
Claremont delivered the fit-out to a Grade A standard while the building was still in occupation. To ensure minimal disruption, aspects of the demolition and refurbishment were programmed to take place outside normal working hours. This was aided further by the strong relationship the Claremont site manager established with both the building manager and occupiers.
The end result showcases the potential and flexibility of this space and India Buildings as a whole, helping Green Property Ventures achieve its vision of making this iconic building the perfect home for new tenants.
