Office Design and Build

Design and Build (D&B) is not based on a specific form of fit-out project, but does offer a uniquely effective way of delivering projects quicker and more efficiently. Often D&B offers you the simplest way to develop and construct your new workplace, because it is based on an arrangement in which we partner with your organisation to design, manage and deliver the project as a single supplier rather than one in which you have to manage several relationships. Multiple and complex vendor relationships can deliver great results, however, they invariably rely on strong lines of communication and responsibility between all parties involved, whereas D&B offers you one point of contact.

The benefits for D&B as a way of delivering a project are clear. A 2010 study by the Royal Institute of Chartered Surveyors (RICS) concluded that there was empirical evidence that D&B "projects performed better in terms of construction costs, unit costs, construction speed and intensity of construction. This is despite the fact that projects tendered under D&B method were more complex, of greater value and larger than those tendered using traditional methods."

Our approach to D&B is founded upon pro-active control of the total process, from the initial stages, right through to final completion and handover. It is based on a close and co-operative working relationship with you and a detailed understanding of all activities and responsibilities undertaken by other members of the team, as well as regular communication with the end users and project sponsors.

We take a partnership approach to D&B contracting rather than a confrontational one, working with you to agree and prepare realistic budgets at the beginning of the process in order to ensure there are no surprises at the end of the contract.

Our fully integrated service encompasses all aspects of D&B contracting, from partitioning, floor finishes, ceilings, and the provision of data and electrical services. We are fully conversant with all the relevant Health & Safety legislation and are used to working in accordance with CDM regulations.

As the design and development team work so closely together at all stages of the project, we are able to control the quality of the end result and handover a completed project on time and within budget with no risks attached. There should be no gaps between our respective service delivery.
