The brief

Claremont’s brief was to deliver the Cat B fit-out of the new 12,000 sq ft office including mechanical and electrical alterations to suit the new layout, as well as installing flooring and partitions and decorating throughout.

In particular Claremont’s work had to achieve the RICS SKA Gold sustainability rating – an environmental assessment method, benchmark and standard that helps landlords and tenants achieve sustainability best practice. All of this had to be achieved within a Grade 1 listed building.

Having already delivered several projects within the Royal Liver Building, Claremont was uniquely placed to understand the requirements of working in the historic building.

The results

The Claremont team delivered a full and complex interior fit-out, working within the constraints of the building’s listed status to achieve a coveted RICS SKA Gold rating. Mott MacDonald can now showcase its office as a flagship of energy efficiency to prospective clients.

As parts of the office space had lain dormant for several years, additional work was required to bring the space up to modern standards. The Claremont team was also required to make some modifications to the original design concept, provided by a third party, to make it comply with Grade 1 listed building regulations.

As part of SKA compliance, the Claremont team worked hard to reduce the fit-out’s carbon footprint, minimise waste and avoid landfill diversion. The team installed specific lighting control and water reduction measures to lessen the office’s environmental impact and the furniture chosen also meets the required high recycled/ recyclable content and FSC/ PEFC
certification.

The finished office comprises five meeting rooms, three private offices, open plan work areas, three tea points, a reception area and a range of softseating and breakout spaces.

The Claremont team showed a high level of technical problem solving and were able to deliver a Gold SKA rating despite the restrictions working within a listed building. The office has been delivered to an incredibly high standard.
